Sydney Suburban Centres & Office Parks, 2012-2022

This is the thirteenth study of the non-CBD office market undertaken by BIS Shrapnel. Developed as a supplement to the Sydney Commercial Property study on the metropolitan market and the CBD, this report contains not only detailed forecasts for the major suburban sub-markets but also an expanded section on emerging centres and office parks.

The report assesses the market and prospects for commercial property in major suburban office markets of North Sydney, Crows Nest and St Leonards, Chatswood, Parramatta and North Ryde. Also provided is discussion on how the minor suburban office markets of South Sydney/Mascot, Pyrmont/Ultimo, Norwest, Rhodes and Olympic Park – amongst others – fit within the residual metropolitan office market. We ask: 

  • What are the relationships between the CBD, suburban centres and office parks?
  • What is the outlook for demand, supply, rents, yields and values for suburban office space?
  • What are the triggers for tenants to move out of (or back into) the CBD, and which suburban centres are positioned to take advantage of this demand overflow?
  • Which is the better investment: a suburban centre or the CBD?
